As of 21 May 2010, the law requires all properties on the market, for sale or rent, to have (or have ordered) an Energy Performance Certificate (EPC). The duty to provide this falls on the seller or landlord, but we can help you to order your EPC.
As well as this chart a report is compiled. The EPC displays how energy efficient a property is and how much of an impact on the environment; as well as the potential for that property. This is based on the energy use per square meter of floor area. The higher the rating the more efficient the property is. The average band is E. An A rated property scoring 100 would cost virtually nothing to light and heat with no emissions. When compiling the report the Energy Assessor will inspect the walls, roof, floors, windows, insulation, solar power, wind power, heating, hot water and lighting.
Before you start marketing your home, you must have ordered your EPC from a qualified energy assessor, but you don’t necessarily have to have received it. The EPC should be provided for potential buyers on your home’s particulars within 28 days of it going on the market and before entering into a contract of sale. Not providing an EPC can incur a fixed penalty of £200 from Trading Standards. Once you have an EPC it’s valid for 10 years, so you shouldn’t need to buy another one while you’re marketing your property!
